Negli ultimi due anni, i mutui a tasso variabile sono tornati a risultare più vantaggiosi rispetto a quelli a tasso fisso. Recentemente, il mese scorso ha segnato una svolta significativa nel mercato dei mutui, ripristinando un equilibrio tra le due tipologie di tasso, una situazione che storicamente è sempre stata la norma.

Stando alle informazioni fornite dall’Osservatorio di MutuiOnline.it, il recente abbassamento dei tassi operato dalla BCE il 5 giugno ha comportato una diminuzione del Tan medio dei mutui a tasso variabile, che è passato dal 2,83% di maggio al 2,62% di oggi. Le migliori offerte, invece, sono scese dal 2,40% al 2,26%. Al contrario, i mutui a tasso fisso hanno registrato un lieve aumento, con un Tan medio che ha raggiunto il 3,03%, rispetto al 2,99% del mese scorso; le soluzioni più vantaggiose sono passate dal 2,43% al 2,49%.

Spese relative ai mutui fissi e variabili

Il calo dei tassi sembra quindi continuare, come confermato dall’ultimo bollettino dell’ABI, secondo cui il tasso medio è sceso al 3,19%, il livello più basso da fine 2023. Tuttavia, le incertezze macroeconomiche rimangono. Secondo Facile.it e Mutui.it, sono emerse prime proposte di mutui a tasso variabile che risultano inferiori ai fissati: per Facile.it, le migliori offerte partono da un Tan del 2,53%, mentre per Mutui.it scendono fino al 2,66%.

Una simulazione tipica di un mutuo di 126mila euro su una durata di 25 anni mostra una riduzione della rata variabile, passando da circa 618 euro a 601 euro, permettendo così un risparmio di 17 euro mensili. Mediamente, i mutui a tasso variabile offrono un risparmio di circa 29 euro al mese, grazie a una diminuzione del Tan medio da 2,83% a 2,58%. Le offerte per i mutui a tasso fisso si attestano attorno al 2,50% Tan, con Taeg compresi tra 2,64% e 2,84%. In generale, i mutui a tasso fisso per l’acquisto casa si collocano tra 2,5% e 3,1%.
